SECTION 23 TAX RELIEF
Riverbank is located in the Bandon Town Renewal Qualifying Area.
It comprises of 28 units which qualify for a range of tax incentives.
These comprise:
RELIEF FOR RESIDENTIAL OWNER-OCCUPIERS
Relief is granted by way of deduction from total income of the owner occupier of an amount equal to 5% of construction expenditure incurred on owner-occupied residential accommodation. The individual incurring the expenditure must be the first owner and occupier of the property after the expenditure has been incurred.
The relief may be claimed in each of the first 10 years of the life of the dwelling following construction provided that the dwelling is the
sole or main residence of the individual.
RELIEF FOR RESIDENTIAL LESSORS
An investor who acquires an apartment and lets it to a tenant under a qualifying lease is entitled to claim a deduction for the construction expenditure. If this gives rise to a rental loss in the year of the claim, the loss can be carried forward and set against the investor’s rental income in subsequent years. Wear and tear allowances are also available in respect of expenditure incurred on the fit out of the apartments at a rate of 12.5% per annum for 8 years. The wear and tear allowance can be deducted against all Irish rental income.
